The first tenant may not be the best tenant so it’s generally better to instruct one agent who can concentrate on finding the best quality tenant for you rather that have several agents fighting each other just to secure their commission.
The appropriate presentation and marketing of your property are of paramount importance to enable us to achieve the best possible price. We provide three main services to help you ensure your investment is in professional and experienced hands.
Let only service
We find you a Tenant.
We use the services of an Independent Referencing Agency and apply for Employer, Credit and previous Landlord references (if applicable). Once these have been checked and approved we then proceed and draw up the Tenancy Agreement.
We collect the deposit and first month's rent for you. At the signing of the let we, transfer the funds to you.
Each month thereafter you collect the rent direct from the Tenant.
The Landlord is responsible for keeping & registering the Tenants deposit
Your Tenants will contact you directly for any day to day quires that they may have.
Rent Collection
In addition to the Let Only Service but we also, collect the rent and then transfer the balance of funds, less our fee, to you monthly.
With this Service Marlborough Homes if requested by the Landlord can register and Hold the Tenants deposit on behalf of the Landlord until the Tenant vacates
Introduction only Service
We find you a suitable Tenant which will be approved by you.
We will collect a One Week Holding Deposit from the Tenant and agree terms by email for all parties.
We use the services of an Independent Referencing Agency and apply for Employer, Credit profile and previous Landlord references (if applicable).
Once these have been checked and approved we then proceed to draft a Tenancy Agreement for the Tenant & Landlord approval.
We will arrange on your behalf for the Tenants to be check into the property (addition charge).
We collect the deposit and first month's rent for you.
At the signing of the Tenancy Agreement, we transfer the funds to you minus our fee.
Each month thereafter you collect the rent direct from the Tenant.

Your Tenants will contact you directly for any day to day queries that they may have.
Rental Insurance is available on a Let only service via a direct policy with the Independent Referencing Agency at addition cost
Our fee for the above services is 7% + VAT of the contractual rent, for instance, if the agreed tenancy is for 12 months at £1,000 pcm / 12,000pa, the fee for Introduction only service would be £840.00 + VAT (£168.00) Total £1,008.00 (Monthly rent £1,000 x term 12 months = £12,000 pa x 7% + VAT ). Our fees shall be deducted from the money we receive from the Tenant (one month rent and Damage deposit) upon setting up of the Tenancy.
This is due at the start of the tenancy and is normally deducted from the first month’s rent.
Tenancy renewals with the same Tenants are charged at £250 Plus VAT
Full Management
In addition to the above services we are the point of contact for Tenants and deal with them on all property matters. We arrange all appointments and ensure that any necessary repairs are carried out to benefit the upkeep and maintenance of the property.

We arrange for the Tenants to be Checked In & Out at the end of the tenancy (addition cost)
Carry out detailed property inspections every 3/4 months.
We arrange on your behalf Gas and Electrical inspections as necessary.
Assist with Landlord Licencing.
Provide updates on new regulations.
Issue end of year statement for your Tax returns.
All of our Landlords and Vendors have full access to our popular Client Portal for detailed information and updates on their property, in the event that we cannot be reached.
Rental Insurance is available on a Full Management Service via a direct policy with the Independent Referencing Agency at addition cost option to deduct cost monthly ask for details
Our fees for Full Management Service
Tenancy set up cost £600 + VAT - This is deducted at the start of the Tenancy
In addition to the above set up costs we charge 8% + VAT each month for Management Services, this is deducted from the monthly Rent collected from the Tenant
The balance will be paid by bank transfer into your provided account. You will receive a detailed monthly statement by email and via your portal.
